Fix it once. Fix it properly.

A leaking balcony is rarely just a surface problem. Water entering through failed grout joints can travel beneath your tiles — leading to efflorescence, tile movement and water staining, damage to the apartment below, mould growth and, if it's left untreated, expensive structural repairs. The sooner the cause is found, the smaller the job.

The problem

Common causes of balcony leaks

Most leaks we see in Melbourne aren't one dramatic failure — they're the slow result of everyday wear on the surfaces meant to keep water out.

01

Failed grout joints

Cement grout shrinks, cracks and crumbles over time, opening direct paths for water to get beneath the tiles.

02

Deteriorated sealants

Perimeter and movement-joint caulking hardens, splits and pulls away, leaving gaps around edges and drains.

03

Movement & cracks

Buildings move and expand. Hairline cracks open in rigid cement grout and let moisture track through.

04

Poor drainage & falls

Water that can't drain away pools on the surface and sits on the joints, accelerating penetration.

05

Porous surfaces

Cement grout and many tiles are porous. Over years, water is gradually absorbed and carried below.

06

Failed waterproofing

Where the original balcony waterproofing has broken down, water reaches the structure — restoring the joints helps protect what remains.

How it happens

How water penetrates failed grout and joints

Tiles shed water, but the joints between them do the real work. When cement grout and sealant break down, water no longer runs off — it works its way in.

  • Water finds the gaps. Cracked, missing or porous grout lets rain and run-off enter the joints instead of draining away.
  • It sits beneath the tiles. Trapped moisture pools on the bed and screed, with nowhere to escape.
  • It finds the weak points. Over time it tracks to gaps in the original waterproofing — around drains, edges and penetrations.
  • It reaches the structure. From there water moves into the slab and, eventually, the space below.

Signs your balcony is leaking

Caught early, a balcony leak is a far smaller job. These are the signs worth acting on.

White, chalky residue (efflorescence)Mineral salts pushing up through tiles and joints.
Stains on the ceiling belowWater marks or discolouration in the room or unit beneath.
Cracked or missing groutGaps, crumbling lines or grout that has washed away.
Bubbling or peeling paintPaint lifting on walls or ceilings near the balcony.
Lifting or drummy tilesTiles that sound hollow or have started to lift.
Pooling water or slow drainageWater that lingers on the surface after rain.
A persistent damp smellMusty odours indoors near an external wall or ceiling.
Perished perimeter sealantHard, split or missing caulking around edges and drains.
Why it matters

Water damage to the apartment below

A leaking balcony rarely stays the balcony's problem. In apartments and townhouses, the water has somewhere to go — straight into the home beneath.

Stained, sagging ceilingsWater marks, bubbling and cornice damage in the room below.
Damp & mouldMusty odours and lingering moisture in the space beneath.
Damaged finishesPaint, plaster and fittings affected over time.

Escalating repairsThe longer it's left, the bigger the job becomes.
Apartments & strata

Balcony leak repairs for Melbourne apartments & strata buildings

In a multi-level building, a leaking balcony rarely stays one owner's problem — water that gets through the tiles can track straight down into the apartment below. SuperSealed regularly restores leaking balconies across:

Apartment buildingsMulti-storey residential blocks
Unit complexesFlats and walk-up units
TownhousesMulti-level attached homes
Strata-managed propertiesOwners-corporation buildings
Residential homesStandalone houses across Melbourne

Because these leaks can affect neighbouring properties and owners-corporation common areas, they tend to become more involved — and more costly — the longer they're left. A prompt inspection helps you understand the cause and act before the damage spreads. We work with owners, renters, owners corporations and building managers across greater Melbourne — from Southbank and Docklands apartments to homes in Preston, Reservoir and Bundoora.

Efflorescence

White powder on your balcony tiles?

That chalky white residue on tiled balconies is called efflorescence. It's often a sign that moisture is moving through the balcony system and carrying mineral salts to the surface as it dries.

  • Cleaning it doesn't fix it. Many owners scrub it off again and again — but if the moisture source is still active, it keeps coming back.
  • It points to water movement. Salts being pushed to the surface usually mean water is getting in through the joints, not just sitting on top.
  • Restoring the joints helps. Re-grouting failed joints with a waterproof epoxy grout system helps reduce water ingress and future deterioration.

The solution

The epoxy grout solution

We remove the failed cement grout and perished sealant and rebuild the joints with a premium epoxy grout system that's non-porous and waterproof — unlike cement grout, which soaks up water and breaks down.

Waterproof Non-porous Mould resistant Stain resistant Colour stable More durable than cement grout
01

Inspect & assess

We examine the balcony on site to identify where and why water is getting in.

02

Remove failed grout

Old cement grout, perished sealant and contaminants are cut out and cleared.

03

Prepare the joints

Joints are cleaned and prepped so the new epoxy bonds properly.

04

Apply epoxy grout

Joints are refilled with non-porous epoxy grout for a hard-wearing, water-resistant finish.

05

Re-seal the perimeters

Edges, movement joints and penetrations are re-sealed with epoxy caulking.

06

Final check & clean

We finish, clean down and walk you through the completed work.

All epoxy grout and caulking works performed by SuperSealed Australia include a 10-year product warranty.

Questions

Frequently asked questions

What causes a balcony to leak?
Most balcony leaks come from the joints rather than the tiles themselves — failed or cracked cement grout, perished perimeter sealant, movement cracks, poor drainage and long-term water penetration through porous surfaces. Often it's a combination, which is why we start with an on-site inspection.
How do I know if my balcony is leaking?
Common signs include white efflorescence on tiles and joints, stains on the ceiling in the space below, cracked or missing grout, bubbling paint, lifting or drummy tiles, pooling water and perished sealant around edges. If you're seeing any of these, it's worth having it looked at.
Can you repair the balcony without removing all the tiles?
In many cases the existing tiles can stay. We remove the failed grout and sealant from the joints and rebuild them with epoxy, rather than ripping up the whole balcony. The right approach depends on the condition of your balcony, which we confirm at inspection.
What is epoxy grout, and how is it different from cement grout?
Epoxy grout is a two-part resin-based grout. Unlike porous cement grout, it's non-porous and waterproof, and it's mould resistant, stain resistant and colour stable. It's also more durable than traditional cement grout, which makes it well suited to balconies exposed to weather and water. Learn more about epoxy grout.
Will re-grouting stop my balcony leaking?
Re-grouting and re-sealing with a non-porous epoxy system directly addresses the most common entry points — failed grout joints and perished perimeter sealant. After inspecting your balcony we'll explain what's driving your particular leak and the most effective way to deal with it.
Do you offer a warranty?
Yes. All epoxy grout and caulking works performed by SuperSealed Australia include a 10-year product warranty.
How long will the work take?
Every balcony is different in size and condition, so timeframes vary. Once we've inspected yours, we'll give you a clear idea of what's involved and how long it will take.
How much does balcony leak repair cost?
Cost depends on the size of the balcony, its condition and the extent of the repairs needed. We provide a detailed assessment after an on-site inspection so you know exactly what's involved.
Do you service my suburb?
We work across greater Melbourne, including the inner city, bayside and eastern suburbs. If your suburb isn't listed on this page, get in touch — there's a good chance we cover it.
